Brokerage Services: City Properties will buy and sell properties on behalf of property owners anywhere in the world. The company's policy is to divide half of its commission (roughly 2-4%) from the sale of properties between the buyer and the seller .
Leasing: City Properties will lease properties from property owners for periods of 1-2 years for a fixed annual fee, for the purpose of revenue generation from its host of management and related maintenance, cleaning and security services.
Marketing: City Properties will help property owners in marketing their properties for a commission fee through its variety of marketing and advertising channels, including above and below the line communications through, and in addition to its website.
Evaluation: City Properties provides thorough evaluations of all properties in terms of architecture, materials, building life, mechanical and electrical infrastructure, as well as investment, sales and marketing returns analysis. Our evaluations are provided based on property type including but not limited to villas, apartments, townhouses, condominiums and palaces.
Physical Evaluation: City Properties provides complete physical evaluations including expert analysis with photographs and technical reports on rooms, fixtures, fittings, amenities, decorations, materials, electrical layouts, wiring, hardware and infrastructure for rented, freehold, commercial or residential properties. This appraisal is conducted by qualified engineers and includes an evaluation of regulatory and municipal obligations for the client. Furthermore each successful evaluation results in a completion certificate stating the age of the property, ownership and registration details, site plan, layout drawings and appraisal conclusion.
Financial Evaluation: City Properties financial consultants leverage their years of experience in surveying and dealing with the Middle East and UAE property market to derive accurate revenue and income projections for properties of all values and sizes. Using reports from physical evaluations as well, our consultants estimate the appreciation and income from new or old real estate developments based on location, size, availability, demand, construction rates and rent indicators for the foreseeable life of the property. Our evaluations and reports are available in English or Arabic depending on customer requirements.
Maintenance and Security: City Properties provides comprehensive maintenance services for every property under its management. The Maintenance and Security staff are trained to handle a variety of scenarios be they technical, structural or emergency in plumbing, electrical, painting, fitting, carpentry, air conditioning, fire and pest control services. City Properties Security and Maintenance staff is trained in a number of emergency and first aid techniques. Their ability is enhanced by the use of state-of-the-art and high-end communication technologies. Wide range walkie-talkies are used among a team of patrolling security and maintenance professionals through a variety of property locations. A control centre at City Properties offices monitors all calls for security and maintenance requests so that rapid, urgent or emergency responses may be provided to all of City Properties managed estates and their residing tenants.
Cleaning: City Properties employs a professional cleaning that provides internal and external cleaning facilities for all of its managed properties.
Inventory: City Properties maintains a dynamic database of materials and fittings inventory for all its managed properties. This includes histories and records for every tenant or managed estate, ensuring a thorough, efficient and methodical inventory procedure.
IT Management Services: All of these services are tied in with City Properties software management system, ensuring a fast yet structures approach to every facet of real estate management.
